The Land

The access to the land is just off Roger Penny Way with a track leading between dragons teeth. There is a large galvonised entrance gate leading into a parking area which leads to the land and outbuildings. The land enjoys a wonderfully secluded setting, naturally screened from view by established trees, mature hedgerows and an attractive stand of mature oak trees. The paddock is undulating with boundaries partly formed with some stock fencing. The outbuildings consist of a large tall steel hay barn, three stables and a beautifully kept bespoke built shepherds hut, which provides a useful day shelter. The shepherds hut has provision for a generator and is fitted with lighting.

Directions

Coming from Fordingbridge take the Southampton road to Godshill , pass the Fighting Cocks and over the cattlegrid and as soon as you see the cricket ground on your right you will see a gap in the dragons teeth on your left, turn left here and go to the end of the track and you will come to the land in front of you.

The Situation

The land is situated in the picturesque New Forest National Park village of Godshill, which benefits from a popular local pub and access to outstanding countryside. Sandy Balls Leisure Centre is just half a mile away, offering a swimming pool and gym.

The land occupies a delightful rural position within easy reach of the sought-after village of Woodgreen, which offers a welcoming pub, village cricket pitch and community shop. The village can also be reached on foot via a picturesque woodland trail, while the land benefits from direct riding access onto the New Forest.

The surrounding New Forest National Park extends to approximately 140,000 acres of heath and woodland, ideal for walking, cycling and equestrian pursuits.
